What are Business Rates?

Business Rates are tax payable on non domestic property.

How are they calculated?

Business rates are calculated through a rental valuation of the hereditament at a fixed valuation date governed by Statute. The date of valuation (Antecedent Valuation Date) for the current 2017 rating List is fixed at 1st April 2015. Rateable values are therefore directly linked to rental value at AVD.

Broadly speaking, for Offices, Industrial and Retail properties the rental valuation is adopted. For other Specialist uses such as Hotels, Pubs and other Licensed Premises the valuation is based on Fair Maintainable Trade. Additional miscellaneous use classes incorporate other valuation methods.

How much you pay will depend on a number of factors including what the Rateable Value of your property (hereditament), the multiplier set by Central Government and what Rate Relief Schemes you may be eligible for.
